A Comprehensive Property Services Company

When you hear the name Davenport, you likely think of residential developments – communities like San Sebastian, Vela, or Bahia. But while Davenport Development was the genesis, over the years a diverse group of ancillary companies have formed to serve customer needs and to leverage the industry relationships cultivated over nearly two decades.

Today, the Davenport Group encompasses a complete ecosystem of property-related services that range from supplying hurricane-rated windows, air conditioning and custom cabinetry to complete property management services.

The Foundation: Davenport Development

The story began in 2006 when founders Paul Pearson and Ken Thompson launched Davenport Development with a fresh vision for housing in Cayman: to challenge the prevailing trend of building ever-larger homes and instead focus on delivering value for money by building multi-family developments with slightly smaller footprints.

Their first project was Valencia Heights, a 33-unit development with a shared pool and garden. The success of this led to Lantern Point, a gated community that offered a more elevated aesthetic while still being modestly priced.

The third phase of Lantern Point saw rooftop terraces added. These proved so popular that they were incorporated into future developments – and emulated by many other developers and architects. Then came San Sebastian, a three-phase development featuring Spanish architecture and what has become a signature Davenport design philosophy: townhouses whose backyards open onto shared green spaces with resort-style pools, that create a genuine sense of community.

Vela was the next project, with similar floorplans and community-focused design but more contemporary architecture. This was followed by Arvia, a canal-front community built around a small marina, and then Bahia, an altogether more luxurious development with two pools – one 50-metre lap pool and a separate resort-style pool – and an impressive range of amenities.

Davenport Development then turned its focus beyond South Sound. The company has built two cottages on Little Cayman and is currently working on Vista Colina, a residential development in East End.

Davenport was one of the first developers to build with Insulated Concrete Form (ICF) – something that has now become the norm – and each development has cemented their reputation for delivering energy-efficient, well-built homes at affordable price points. Demand for their homes is such that projects consistently sell out prior to completion.

The Evolution: Integrated Services

As the development business matured, it became apparent that the services and products essential to their operations were either unavailable locally or failed to meet their exacting standards. Their response? To provide the solution themselves.

Davenport Property Management Services

Launched in 2019, Davenport Property Management Services (DPMS) initially focused on physical property care: cleaning, maintenance, small repairs and specialised operations, including window washing for commercial properties. Most major office buildings across the island have engaged their services.

By 2021, DPMS had evolved into full-spectrum property management, encompassing strata management both for some of their own developments and for other condos. Their strata services handle the administration of multi-unit properties, including financial management, owner communication, vendor coordination and ensuring maintenance of common areas.

The company’s excellent service has been recognised with gold and silver awards in the Best in Cayman Awards for property management.

Davenport Retailers

Perhaps the group’s least known company is Davenport Retailers. This division leverages the direct factory relationships Davenport has established with manufacturers around the world to offer the same premium materials and products they use in their own developments direct to customers across Cayman.

The cornerstone of this division is Oppein Cayman, which supplies custom millwork for kitchens, bathrooms, closets, entertainment centres and more. Oppein is the largest cabinetry manufacturer in the world and, having found the quality and value of their products to be unrivalled, Davenport elected to become the brand’s local retail and distribution centre.

In addition to this, Davenport Retailers also supplies premium tiles imported directly from European factories, retractable screens and patio doors by Mirage and hurricane-rated impact windows and doors by Superhouse.

Once the retail division’s showroom is open, lighting and furniture will also be added to the product range.

Island Air Conditioning

In May 2025, the group expanded into climate control with Island Air Conditioning and Mechanical Limited, in partnership with industry specialist Paul Harding, to offer comprehensive commercial and residential HVAC services.
